Everyday managers and maintenance are faced with the challenge of managing carpet and vinyl replacements. Commonly asking the following questions:
  • 1. Replace, Clean or Dye?
  • 2. When was the last time we replaced the floors in this unit?
  • 3. How much of my budget has already been allocated to flooring this month, quarter, year?
  • 4. How much will it cost to replace this unit?
Once you have decided to replace the floors, you can now have instant answers to the questions through our website. Your property account history, as well as open orders are all accessible online through the website and is super easy to use.

The Prorate feature is a big time saver; just enter the date the resident first occupied the unit then click “prorate” for the prorated dollar amount to charge back to the resident to come up. Orders can be placed any time of the day or night. Managers will have better control over who can place orders and what they can order. Through our back end we will limit the options to show only your selected styles and colors and issue individual user passwords to only those that are authorized to place orders. No more costly duplicated orders – If a duplicated order is being placed, the person placing the order will be alerted.
This is such a powerful management tool that it not only allows instant access to order history, invoice register, payment history, analysis and budget tools, but it can also be downloaded into an EXCEL spreadsheet.
There is an old saying in the apartment management business: “You can’t manage what you can’t measure.” Measuring how often carpets are replaced is essential to the decision making process when selecting the appropriate flooring material based on wear values and dollars spent.
House of Floors continues its commitment to provide the apartment industry with the flooring management tools and services as demanded by the current times. We are listening to your concerns and welcome your input to continue adding to and improving upon the services we provide to you.
